I think working with property owners directly is the best way to do great real estate deals.

Especially if you want to do something more creative.

You can answer their questions straight away, build rapport and explain things more easily.

But like a lot of things in property investment this takes time and using a simple system will make life a lot easier.

So how can we do this?

#1: Store all your information in one place

Disorganisation is a sure fire way to waste lots of time.

So instead, start by thinking about all the different places you keep contact info.

For me I had stuff in emails, on post it notes, notes on your phone, in my phone address book and in a CRM etc etc…

What a mess!

So the first way to make your life easier is to pick just ONE tool to store all this info and to commit to only using this one tool.

Build a new habit.

#2: Keep track of your conversations

Next, keep a record of your property owner discussions.

As I said in the intro, building relationships takes time and as you speak to more and more people it becomes harder to remember each person’s specific story.

Instead use your system from point 1 to record notes each time you interact.

#3: Use a follow up system

Power is in the follow up…

Now that you’ve collected all your contact details in one place and have started to make some notes, next up you need to stay in touch.

When you follow up, you remind people you’re still around and able to help. They may not need you now, but they may do in the future.

But like points 1 and 2, you don’t need to remember to do this. Instead, outsource reminders to a system that you just need to check regularly.

#4: Record important dates

Isn’t it nice when someone wishes you a happy birthday? Whether a card, a text message or online. Someone has taken the time to say - ‘I’m thinking of you’…

Try this out with property owners. Of course, don’t be weird about it, but if you’re able to naturally find out their birthday then make a note.

Or perhaps another date - wedding anniversary, when you first spoke etc…

Message them to let them know you’re thinking of them to strengthen your relationship and to stand out from other agents or investors.

#5: Use templates / automation

This may seem like a lot of work. Yet it’s important to build relationships.

However, you may be able to automate some of it.

There are services that automatically send out emails / texts.

You can set up notifications to remind you to do something.

Or just create a follow up email template that saves you starting from scratch each time.

This doesn’t have to be laborious.

I promise you that if you remove some of the manual and repetitive tasks from this process, it will be a lot easier to sustain for years to come.
